When the tenancy is ending
A rental handover is judged on the room after the furniture has gone. That is a different standard from a sale, where the buyer sees the house with your life still in it, and it changes what a removal day has to achieve.
The sofa was hiding something. It always was. The question is whether you see it before the inventory clerk does.
What a check-out move involves
Leave a gap before the inventory
The single most useful scheduling decision is to put space between the removal and the check-out appointment. Not for our sake — for yours, because that gap is when you find the mark behind the wardrobe and can do something about it.
Book the clean into that gap too. A clean performed around furniture is not a clean, and an inventory clerk will say so in writing.
Photograph as the rooms empty
Take a photograph of each room the moment it is clear, before anybody cleans and before anybody else walks through. It takes a few minutes and it is the only contemporaneous record you will have of the state you left the property in.
Deposit disputes turn on exactly this and very little else. A dated set of empty-room photographs settles most of them before they begin.
Blocks, lifts and the agent
Many Pinner tenancies are in purpose-built blocks around Rayners Lane and the station approaches. Those buildings frequently have a managing agent with rules about move hours, lift use and where a vehicle may stand.
Ask them as soon as you have a date. A booked lift and an agreed bay turns a difficult morning into a routine one, and there is rarely any way to arrange either on the day itself.
When the two tenancies do not meet
It happens constantly and it is not a planning failure. A tenancy ends on a fixed date and the next one starts when the landlord says. Goods are collected, listed and held in between, and delivered when you actually have keys.

01 Can you move us on a Saturday?
Often, and tenancy handovers frequently need it. Say so early — weekend slots go first, and a block with restricted move hours narrows things further.
02 Do we need a full removals vehicle?
For a one- or two-bedroom rental, usually not. A van with two crew handles most of them and costs less. The survey decides it rather than a guess over the phone.
03 Will you clean?
We sweep through and leave the rooms clear. An end-of-tenancy clean to the standard an inventory clerk expects is a specialist job, and it should happen after us with a gap.
04 What if the landlord disputes the condition?
Your empty-room photographs and the check-in inventory are what settle it. We can confirm what we moved and when; we cannot give evidence about wear we never saw.
05 Can you take the furniture that came with the flat?
Only with the landlord's written say-so. Furnished lets are common around the station and moving the landlord's furniture without instruction causes real problems.
06 Our new place is not ready. Now what?
Storage, listed at collection. It is the ordinary answer to the ordinary gap between a fixed end date and a flexible start one.
